Time Management Procedures
Time management can be broken down into two categories:
- Planning (Plan your Plan)
- Implementation (Work Your Plan)
Planning starts by establishing the project goals for cost, time and quality and the relative importance to each other.
Scheduling and schedules are tools that are used in planning the time aspects of the project. From Master Schedules to
detailed milestone schedules we write and maintain schedules managing the different phases:
- Pre-Design
- Design
- Procurement
- Construction
- Occupancy
We will work together with Owners in a collaborative format to define the appropriate level of scheduling. Together
we determine the following functions and considerations:
- Size of project
- Complexity of the project
- Clients information need
- Project resources
- Project time frame.
Master Schedule
The Master Schedule is developed at the onset of the project. It establishes to overall schedule completion goals, of all
future phases including construction highlighting all milestones. The Master Schedule highlights key elements and shows the
big picture. We work collaboratively with all stake holders to update these schedules each month. All Schedules are written
in Microsoft Project and are saved in PDF format. The PDF is a universal format easily read by any remote computer.
Milestone Schedule
Milestones schedules are used to highlight the key elements in each project. Since the Master Schedule consists of the
detailed activities of each milestone, the milestone schedule then drill down and provide more detail for each milestone activity.
The milestone schedule acts as a “pull out” from the master schedule. By establishing the milestone schedule and collaboratively
monitoring it, with each monthly update of the master schedule, the Construction Manager along with the entire team, all team
members can be kept abreast of critical time elements and their status throughout the course of the project.
Schedules, Progress Payment
Generally, project cost is directly related to the amount of time it takes to complete each task. Each milestone task has a
specific duration associated with the scope of work it takes to complete each task. Each project is broken down into a specific
schedule of values showing the time it takes to complete each phase of the project. We work hand in hand with Owners to generate
a specific Cash Flow projection which is broken down into monthly progress payments. All Project Schedules and cash flow projection
are hosted in a project repository, giving all team members 24/7 access.
