Project Delivery Model: Design Coordination’s and Pres Construction Estimating, Architecture and Engineering was performed by Richard N Yoe and Associates. At Risk General Contracting. Local Builder.

6,400 Square feet 2 story professional office building with partial basement. Paul Yoe involvement was limited to Pre –Construction Schematic Planning and scope of work drafting and development under the direction of Richard N Yoe Architect. Pre-Construction Estimating for the Building shell and the base site work. Pencil sketch and coloring of proposed building elevations. Code reviews and summary to assist in not having to install an elevator.

  • Pre Design Estimating and Scope of work development for building and site work.
  • Open 2 story foyer and common entry for all office space.
  • ADA Common Handicapped bathrooms on First floor serving all tenants and cutting back on bathroom and plumbing requirements.
  • Second story large open design studio and common work area.
  • Private office with Private bathroom.
  • Open Kitchen and lunch area.
  • Large conference room.
  • Exciting views from many large open windows overlooking 2 small ponds where storm water is collected naturally and managed on site.
  • Cawsre Associates were granted money from the USGS from Columbus, Ohio and received awards from the Chagrin Valley, Water Shed Partners.
  • Site has been naturalized by installation of Bio-Swail, Rain Garden collection areas, and natural un cut grasses and plantings.
  • All Parking areas have porous paving bricks, allowing sub surface storm water collection.
  • All Strom water managed on site draining into natural grass and planting storm management basin.
  • No storm water catch basins of storm water piping to water management area.
  • Project Site has become a protected wild life area. Many deer, duck’s, frogs and birds living in the natural environment surrounding the building.
